Questions owners ask us first
What does a construction consultant or owner's representative do?
We act as your advocate and project manager on the owner side. We help set the budget and schedule, assemble the design and construction team, review drawings and pricing, check pay applications and change orders, and report to you in plain language so you can make decisions with confidence.
Isn't that what my general contractor does?
Your contractor manages the construction of the building and works under a contract with its own financial interests. An owner's representative works only for you, with no stake in the contractor's margin, so our job is to protect your budget, schedule, and quality.
When should I bring you in?
As early as possible. The biggest savings come before design is finished and before a contract is signed. We can still help mid-construction with cost and schedule recovery, change order disputes, or closeout.
What size projects do you take on?
Commercial, light industrial, institutional, multifamily, and high-end residential projects across the Kansas City metro. A short project review will tell us both whether we're the right fit.
How are your fees structured?
Depending on the scope, we work on a fixed fee, a monthly retainer, an hourly basis for targeted reviews, or a percentage of construction cost for full owner's representation. You'll get a written proposal before any work starts.
Do you work on both sides of the state line?
Yes. We work throughout the Kansas City metro in Missouri and Kansas, including Jackson, Clay, Platte, and Cass counties in Missouri and Johnson, Wyandotte, and Leavenworth counties in Kansas.
